Local know-how

Finishing the front of a new build

South of the QEW and along Lakeshore Road East, Lakeview has been changing one house at a time. Small post-war bungalows are giving way to much larger custom homes, and the former Lakeview generating station lands are being redeveloped as Lakeview Village. For anyone building a new house here, the driveway is one of the last things finished, yet it's one of the first things worth planning.

Timing is the whole game. If we're involved before the builder sets the final grade, the driveway slope, the step heights at the front door and any trench drain at the garage can be worked out together. A heated driveway is the clearest example. The tubing or cable and the manifold location have to be planned while the base is still open, and adding it later means lifting brand-new pavers. Heated systems are installed through a specialist partner, with the interlock built over them.

Ground conditions vary close to the lake. Some lots have sandy soil that drains quickly; others have fill left from earlier construction that hasn't settled evenly. Neither is a problem if excavation reaches firm material and the granular base is built up and compacted in lifts, but it does mean base depth is decided on site rather than copied from a spec sheet. Mississauga's frontage-based width limit under By-law 0182-2024 applies to new builds as much as old ones, so check that the driveway on the builder's site plan already respects it.

A new-build sequence that saves money

  • Bring the landscaper in before final grading, not after the sod.
  • Fix the front-step riser heights with the driveway slope in mind.
  • Decide on a heated driveway while the base is still open.
  • Have soft spots from old fill dug out and replaced, not compacted over.

FAQ

Lakeview questions.

Our builder offers a driveway. Why bring in a separate contractor?

You may not need to. Some owners want to choose their own paver, layout and base depth, or want the walkway, steps and driveway designed together. We can work alongside your builder either way.

Is lakeside soil a problem for interlock?

Not if the base is right. Sandy soil drains well but needs good edge restraint; loose fill has to be dug out to firm ground. We see what's under your lot during excavation and adjust the depth.

How much notice do you need for a heated driveway?

Ideally before the base goes in, since the heating system is installed in the layers just below the pavers. A specialist partner designs and installs it, and we plan the slope and drains around it.
