Retaining walls in Erin Mills, Mississauga

Retaining walls in Erin Mills mean a block or armour stone wall built on a compacted base, with a drain behind it, to hold a slope or level a yard. One written quote, one point of contact, and one family crew that builds to it.

The City maps Erin Mills as the neighbourhood north of Dundas Street West and south of Highway 403, running west from Mississauga Road (Official Plan Chapter 15). Some Erin Mills lots back onto Sawmill Creek or the Sawmill Valley Trail, which is why the first question on this page is often about water, not stone.

Below: what a wall costs, which material fits, what the City found when it studied Sawmill Creek, what goes behind a wall, and which permits to check.

Block, armour stone or natural stone on a sloped yard

Block suits straight runs, curves, steps and caps, and gets geogrid layers when it is tall (Techo-Bloc). Armour stone suits big grade changes and needs machine access. Natural stone is chosen for looks.

  • Timber has the lowest up-front price, $15 to $30 per sq ft, and the shortest life, 10 to 20 years (Project Landscaping).
  • Segmental block stacks in even courses and takes built-in steps. Typical life: 30 to 50 years.
  • Armour stone is set one boulder at a time and needs room for a machine. It starts at $25 per sq ft, like block.
  • Natural stone is hand-fitted and costs the most.

The cheaper the wall, the more it matters what sits behind it.

Lots near Sawmill Creek and the Sawmill Valley Trail

Sawmill Creek starts at Folkway Drive and flows south-east through Erin Mills, joining the Credit River at Mississauga Road and Dundas Street West (City of Mississauga). Its Greenlands Park reach lies between Folkway Drive and Erin Mills Parkway, beside the Sawmill Valley Trail (City of Mississauga).

The creek drains to the Credit River, and Credit Valley Conservation (CVC) may require a permit for work near a watercourse or valley slope under Ontario Regulation 41/24. That permit does not replace a building permit (CVC). Check CVC's map for your address.

Look up your address on CVC’s regulation map before design, and allow time for review.

Decades-old gabions on Sawmill Creek and what they teach about drainage

The City studied this reach and the results are public. Stone-filled gabion baskets installed 40 to 50 years ago along the 1.1 km through the park are no longer functioning as intended, and the City found that failing gabions were eroding the banks and blocking the channel with debris (City of Mississauga). Bank protection covers about 39% of the 1,037 m bank length, and 19 weirs cross the channel, many compromised (City PIC boards, 2021). The City's project page gave a fall 2025 construction estimate and lists the environmental assessment as completed in 2025.

The lesson for a yard wall is water and time. A drain, clean stone and a sound base are the cheap part of a wall, and the part that gets skipped.

What goes under and behind a wall

A wall holds when it sits on a compacted pad and water has a way out behind it. These steps follow the Techo-Bloc installation guide for segmental block.

  1. Locate. Request a free utility locate through Ontario Dig Authority, formerly Ontario One Call, at least 5 business days before digging.
  2. Prepare the pad. Lay at least 6 inches of compacted 0 to ¾ inch stone.
  3. Bury the first course. Set it at least 10% of the wall height below grade, never under 6 inches.
  4. Add fabric. Line the back with geotextile to keep soil out of the stone.
  5. Set the drain. Run a 4 inch perforated pipe to an outlet.
  6. Fill with clean stone. Use at least 12 inches of ¾ inch clear stone behind the units.
  7. Backfill in lifts. Compact each layer before the next.
  8. Cap. Fit the caps and slope the soil away from the face.
  9. Engineer taller walls. Reinforced walls need an engineer's design.

Time on site: Most residential walls take a few days to a week, depending on length, height and access.

Do you need a permit for a retaining wall?

In Mississauga, a retaining wall under 1 m high is on the City's list of projects that don't need a building permit, but zoning still applies (City of Mississauga).

The Ontario Building Code (adopted by O. Reg. 163/24) treats a retaining wall over 1,000 mm of exposed height next to public property, a building access or private property open to the public as a designated structure, with guards where people can reach the top. Near Sawmill Creek, check CVC as well.

Where walls fit on a sloped lot

Walls solve a few repeat problems here: a backyard that slopes away from the house, a step-down beside a wider driveway, terraced planters, and a front-yard grade change at the walkway.

A wall beside a widened driveway holds the extra width, and walkways and steps can be built into the same face. Planning them together keeps one grade and one drainage route. The driveway side is on the Erin Mills interlocking driveways page.

FAQ

Retaining wall questions from sloped-yard owners

What does a retaining wall typically cost in Ontario, and in Erin Mills?

Our typical GTA range is $45–$110 per sq ft of wall face (length × exposed height). Block walls sit at the lower end, armour stone and taller engineered walls at the upper end, and engineering adds about $1,500–$4,000 when a wall needs it. A free site visit sets your written quote.

How much is a 4 ft retaining wall?

Multiply the wall's height by its length. A wall 4 ft high and 25 ft long has 100 sq ft of face, which is $2,500 to $5,000 in block at $25 to $50 per sq ft (our estimate from market rates). Above 1,000 mm next to public property, designated-structure rules can add engineering.

What's the cheapest retaining wall you can build?

Timber has the lowest up-front price at $15 to $30 per sq ft, but the shortest life, 10 to 20 years (Project Landscaping, Ontario, 2026). Block and boulder walls start at $25 and last longer. Skipping the drain pipe, clear stone or a buried first course makes any wall cheaper and likelier to move.

Do I need a permit for a retaining wall in Ontario?

In Mississauga, a wall under 1 m appears on the City's list of projects that don't need a building permit, though zoning still applies. Over 1,000 mm of exposed height next to public property or a building access, the Ontario Building Code calls it a designated structure. Near Sawmill Creek, CVC may also require a permit.

My backyard slopes down to Sawmill Creek. What changes?

The creek drains to the Credit River, so the lot may fall inside Credit Valley Conservation's regulated area under Ontario Regulation 41/24. Grading, fill or a new wall there can need a CVC permit on top of any City permit. Check CVC's regulation map before design.

What drainage should go behind a new wall?

Set a 4 inch perforated pipe at the base and run it to an outlet. Add at least 12 inches of clear three-quarter inch stone behind the units, with geotextile keeping soil out, then backfill in compacted lifts. These are Techo-Bloc guide figures.
