Building in Etobicoke.
Etobicoke is right next door. We're based on the Mississauga–Etobicoke border, so west Etobicoke neighbourhoods like Markland Wood and Eringate–Centennial are minutes away, and the Kingsway, Humber Valley Village and Princess-Rosethorn are a short drive along Bloor and Dundas.
Etobicoke's housing is older and more varied than most of the GTA. The Kingsway has 1930s–50s stone and brick homes with narrow, sometimes shared driveways. Humber Valley Village and Markland Wood sit on valley lots that slope toward the Humber River and Etobicoke Creek. Eringate–Centennial and Princess-Rosethorn are mostly 1950s–70s side-splits, back-splits and custom homes on family-sized lots, many still on their original driveways and retaining walls.
In Etobicoke the work is usually replacement rather than new build: 50- and 60-year-old asphalt driveways that have heaved, rotting timber walls between the levels of a side-split, and sloped valley yards that need terracing to be usable. We rebuild them on a proper base with drainage behind every wall, in materials that suit the house, like tumbled or natural-tone pavers for the Kingsway's stone homes.
Toronto rules apply
Etobicoke is in the City of Toronto, so Toronto's rules apply, not Mississauga's. Any driveway work that crosses the boulevard, sidewalk or curb needs a permit from Transportation Services, and front-yard parking is regulated under Municipal Code Chapter 918. Lots near ravines and creeks can fall under Toronto's Ravine and Natural Feature Protection by-law or TRCA regulation, which affects grading and walls. We check all of this before we quote.

Markland Wood was largely built out in the 1960s: side-splits, back-splits and bungalows on generous lots, wrapped around the Markland Wood golf course and the Etobicoke Creek valley.

FAQ
Etobicoke questions.
Do you need a permit to widen a driveway in Etobicoke?
If the work changes the curb cut or crosses the City boulevard, yes: Toronto Transportation Services issues those permits. New front-yard parking is regulated under Municipal Code Chapter 918, and some areas don't allow it. We confirm what your lot allows before quoting.
Is my Etobicoke lot ravine-regulated?
Some are, especially near the Humber River, Mimico Creek and Etobicoke Creek. Toronto's ravine by-law and TRCA regulations can apply to grading and walls, so we check the mapping before design.
Which Etobicoke neighbourhoods do you work in?
All of Etobicoke. We have dedicated pages for Markland Wood, Eringate–Centennial, the Kingsway, Humber Valley Village and Princess-Rosethorn, and we also work in Islington Village, Alderwood, Long Branch and Mimico.
