Retaining wall installation in Etobicoke

Short answer: most Etobicoke wall jobs are about slope. Neighbourhoods along the Humber River, Etobicoke Creek and Mimico Creek have back yards that drop away, and a wall, or two or three shorter terraced walls, turns that drop into level ground you can use.

Every wall starts with a compacted footing, then clear stone, filter fabric and a perforated drain pipe go behind it as it rises. That drainage is what keeps a wall straight through Toronto's freeze-thaw winters; most walls that lean were built without it.

Permits: the Building Code, the ravine by-law and TRCA

Three rules can apply to an Etobicoke wall, and we check each one before design rather than after.

  1. The Ontario Building Code. A wall over 1 m (about 3.3 ft) of exposed height next to public property, a building access or private property the public uses is a designated structure: it needs a building permit and an engineer's design (O. Reg. 332/12).
  2. Toronto's ravine protection. On a lot inside the City's ravine and natural feature protection area, removing trees, grading or placing fill can need a permit, which affects where a wall goes and how much soil can move.
  3. TRCA regulation. Near the river and creek valleys, the Toronto and Region Conservation Authority regulates development, grading and fill, and may need to issue a permit first.

A shorter terraced design often stays under the 1 m line and needs less soil movement on a regulated slope, which is one reason terraces suit so many valley yards here.

Replacing old walls on split-level and valley lots

Many Etobicoke walls are 50 or 60 years old. Timber walls between the levels of a side-split rot from the soil side and start to lean; stone walls along older Kingsway lots bulge where water has frozen behind them for decades. Repointing or facing a moving wall only hides the problem, so the failed section comes down and is rebuilt on a proper footing with drainage behind it.

Block suits terraces near the house, where you want straight lines, steps and planters. Armour stone handles bigger drops and looks at home toward the ravine, as long as a machine can reach the back yard.

FAQ

Retaining wall questions

How much does a retaining wall cost in Etobicoke?

Our typical GTA range is $45–$110 per sq ft of wall face (length × exposed height). Block walls sit at the lower end, armour stone and taller engineered walls at the upper end, and engineering adds about $1,500–$4,000 when a wall needs it. A free site visit sets your written quote.

Do I need a permit for a retaining wall in Etobicoke?

A wall over 1 m of exposed height beside public property, a building access or a public area needs a building permit and an engineer's design. On ravine-protected land, Toronto may also require a permit for grading, fill or tree removal, and near the valleys TRCA may need to review the work. We check all three before quoting.

How do I know if my lot is ravine-protected?

The City of Toronto publishes mapping of its ravine and natural feature protection area, and TRCA maps its regulated areas around the Humber River, Etobicoke Creek and Mimico Creek. Valley and back-of-lot properties are the ones most often affected. We look your address up on both maps before design, so the wall fits the rules from the start.

Can you replace an old timber wall on my side-split?

Yes. Timber walls from the 1960s and 70s are common on Etobicoke split-levels. We take them out and rebuild in block or stone on a compacted footing, with clear stone and a drain pipe behind the new wall, so it doesn't lean the way the old one did. Short replacement walls usually need no permit.
