Local know-how

Semis, crescents and shared lot lines

Rockwood Village was built out in the 1970s on curving crescents between Burnhamthorpe and Rathburn, with a mix of detached houses and semis. On a semi, your driveway usually runs right alongside your neighbour's, and sometimes the two were paved as one strip. That changes how a new driveway is planned. The property line has to come from the survey, not from wherever the asphalt seam happens to be.

Where two driveways touch, there are three sensible options: match your neighbour's paver if they've already redone theirs, run a contrasting border along the line so each side can be replaced on its own schedule, or, with both owners agreeing, rebuild the whole width at once. Drainage matters as much as looks. A new driveway set even slightly higher than the one beside it sends meltwater onto it, so we set the grade to shed toward the street on your own side.

Many of these houses still have the original concrete apron at the garage and a cracked concrete strip at the road. Both come out with the asphalt so the new base runs in one continuous piece. On narrower frontages, Mississauga's By-law 0182-2024 sets the cap: 3.0 m under 6 m of frontage and 6.0 m between 6.1 and 16.9 m. A contrasting soldier course along both edges makes a narrow driveway look wider than it is without adding a centimetre, which is often a smarter move than chasing a variance.

Settle these with your neighbour first

  • Where the property line actually runs, from the survey.
  • Whether the shared edge gets a matching paver or a contrasting border.
  • Which way meltwater drains at the joint between the two driveways.
  • Timing, if both sides want to rebuild in the same visit.

FAQ

Rockwood Village questions.

Do I need my neighbour's permission to redo my half of a shared driveway?

On your own land, generally no, but a shared strip or a right-of-way changes that, so check your deed or survey. Talking first also avoids a grade mismatch that sends water onto either side.

Can a 3 m driveway still look generous?

Yes. A contrasting border on both edges and pavers laid on a diagonal both draw the eye across the width. Tying the front walk in with the same paver also makes the whole frontage feel wider.

What happens to the concrete strip at the road?

It's broken out with the old asphalt so the new base runs to the curb in one piece. If the curb cut itself changes, that part needs City approval, which we check before quoting.
