Local know-how
Narrow lanes beside stone houses
Much of the Kingsway was planned by Robert Home Smith's company and built up from the 1930s through the 50s, with stone and brick houses, steep roofs and Tudor half-timbering. The lots were laid out before most families had two cars. Driveways are often narrow, squeezed between the house and the lot line, and on many streets two neighbours share one mutual driveway down the middle that leads to garages at the back.
A mutual driveway is two households' responsibility. The work needs both owners' agreement, and the joint between them, usually the property line, has to drain so neither side ends up with the puddle. We set the crown or cross-slope accordingly, and if only one owner is redoing their half, a defined border keeps the two sections separate. Narrow driveways also limit equipment, so a compact loader and some handwork are part of the plan.
Material is where most people here are careful. Bright, smooth modern pavers can look out of place against old stone, so tumbled pavers or a blended natural tone usually sit better with the house. Like the rest of Toronto, the Kingsway follows City rules rather than Mississauga's: changes to the curb or the boulevard need a Transportation Services permit, and front-yard parking is regulated under Chapter 918. Mature trees often stand close to these narrow driveways, and private trees 30 cm or more in diameter are protected under Toronto's tree by-law, so roots are worked around with care.
For a shared or narrow driveway
- Get written agreement from the neighbour on a mutual driveway.
- Decide how the joint drains so water doesn't settle on either side.
- Choose the paver tone on site, against the actual stone of the house.
- Confirm machine access through the gap between the houses.

FAQ
The Kingsway questions.
Can I redo my half of a mutual driveway without my neighbour?
Physically yes, but a mutual drive usually comes with shared rights in the deeds, so check yours and talk first. A clean border along the line lets each half be replaced independently later.
Which pavers suit a Tudor-style house?
Tumbled pavers in warm greys, browns or blends, laid in a simple running bond or herringbone, tend to suit stone and brick. We bring samples so you can hold them against your actual walls.
Is there room for a machine in a narrow driveway like mine?
Usually a compact loader fits. Where it doesn't, part of the excavation and base work is done by hand, which we build into the schedule and the quote.
