Interlocking driveway installation in Etobicoke

Short answer: an Etobicoke driveway is built the same way as anywhere in the GTA, on an excavated, compacted gravel base with edge restraint, but the paperwork is Toronto's. There is no frontage-band width table like Mississauga's; instead the City's zoning, the front-yard parking rules and the boulevard permit decide how much can be paved.

Most of what we install here replaces something old: asphalt laid decades ago, a concrete pad that has cracked at the curb, or an early interlock driveway that sank where cars turn. The old surface comes out, the soft soil underneath goes with it, and the new base is built up in lifts before a single paver goes down.

The City rules that shape your driveway

Three sets of rules can apply, and we check them before drawing anything.

  1. Zoning on your lot. Toronto's Zoning By-law 569-2013 limits how much of a front yard can be paved and keeps part of it as soft landscaping. A wider driveway has to leave that green space in place.
  2. The boulevard. The strip between your lot line and the road belongs to the City. Changing the apron or curb cut, or paving across that strip, needs a Transportation Services permit first.
  3. Front-yard parking. Parking in a front yard outside the driveway is regulated under Municipal Code Chapter 918. Some streets do not allow new front-yard parking at all.

None of this is a reason not to build; it decides the layout. We measure, check the lot line on your survey, and design inside the rules, so nothing has to be torn out later.

Driveways we see, street by street

Etobicoke's streets were built over several decades, and each era left a different kind of driveway behind.

  • The Kingsway: narrow and sometimes mutual drives beside 1930s–50s stone homes, where tumbled, natural-tone pavers suit the house. See the Kingsway.
  • Humber Valley Village and Markland Wood: longer drives that slope toward the house or the street, where drainage at the garage matters most. See Humber Valley Village and Markland Wood.
  • Eringate–Centennial: side-splits with a stepped entrance, where the driveway, walk and steps are rebuilt together. See Eringate–Centennial.
  • Princess-Rosethorn: wider lots with room for a separate walk and a landing. See Princess-Rosethorn.

Water on sloped driveways

On a driveway that falls toward the garage, the base is graded so most water runs off to the sides, and a trench drain goes across the garage entrance where the slope is steep. That drain needs a legal outlet: to the street side or a lower part of your own lot, never toward a neighbour. Every surface we build falls at least 2%, about a quarter inch per foot, so rain and meltwater keep moving.

FAQ

Driveway questions

How much does an interlocking driveway cost in Etobicoke?

Our typical GTA range is $25–$45 per sq ft installed, so most 2-car driveways land between $15,000 and $27,000 before HST. Removal of the old surface, base depth, soil and the paver you pick move the number. You get an exact written quote after a free site visit.

Do I need a permit to replace my driveway in Etobicoke?

Replacing a driveway at the same size on your own land usually needs no building permit, but any work across the City boulevard, such as a wider apron or a new curb cut, needs a Toronto Transportation Services permit first. We check where your lot ends on the survey before quoting.

Can I make my Etobicoke driveway wider?

Often, within Toronto's zoning. The by-law keeps part of the front yard as soft landscaping, so the widening has to leave that space, and front-yard parking outside the driveway is regulated under Chapter 918. A wider curb cut needs a City permit. We design the widest layout the rules allow.

Can you redo my half of a shared driveway in the Kingsway?

Yes. Mutual drives are common there, so we agree the line with you and your neighbour first, check the deeds or survey, and finish your half with a clean border at the line. Matching the finished height keeps water from running onto either side, and either half can be rebuilt later.

How long does an Etobicoke driveway take?

Most two-car driveways take 3 to 5 working days once digging starts: removal and excavation, the compacted base, then pavers, cuts and joint sand. A Toronto boulevard permit, locates and narrow access on older streets can add lead time, so we build those into the schedule at the quote stage.
